Source text - Spanish Además de las estipulaciones anteriores, las partes convienen en las siguientes cláusulas: Primera: Objeto del contrato: El Arrendador concede a titulo de arrendamiento el goce del inmueble cuyos linderos se determinan en la Cláusula Decimacuarta. Segunda: Pago, oportunidad y sitio: El Arrendatario se obliga a pagar al Arrendador el precio acordado en xxxxxxxxx, dentro de los primeros cinco días de cada período mensual, al Arrendador o a su orden. El precio se aumentará en un xx% (%) anual. Tercera: Destinación: El Arrendatario se compromete a utilizar el inmueble, objeto del presente contrato para oficinas de xxxxxxx. Cuarta: Subarriendo y sesión: El Arrendatario no podrá subarrendar ni ceder el contrato sin la autorización previa del Arrendador. Translation - English In addition to the above mentioned stipulations, the parties agree on the following clauses: First: Objective of the commercial lease agreement: Landlord leases the property according to the boundaries determined in clause fourteen. Second: Payment timeliness and place: Tenant agrees to pay the agreed upon amount to the Landlord or someone on his behalf at xxxxxxxxx, within the first five days of each monthly period. The monthly rental will increase by xxxx% every year. Third: Use of property: Tenant agrees to use the property under this commercial lease agreement as an office for xxxxxxxx. Fourth: Subletting and assignment: Tenant shall not sublet or assign this lease without prior authorization by the Landlord. Fifth: Improvements: Tenant shall not make any improvements on the property without prior written consent of the Landlord. In any case, any such improvement shall become the property of the Landlord at the termination of the commercial lease agreement. Sixth: repairs: Tenant shall make all rental repairs and those rendered necessary by the Tenant or his dependant’s actions. Tenant shall not oppose to the cessation of lease through the bond of indemnity established in Article xxxx of the Civil Code. Eleventh: Penalty clause: Failure by Tenant to fulfill any of the obligations hereunder shall result in payment of two monthly rental payments to the Landlord as penalty, regardless of the payment of the monthly rental and any damages originated from such failure. Twelfth: Termination and extension of the commercial lease agreement: This commercial lease agreement shall terminate at the expiration of the stipulated term. Nevertheless, upon mutual agreement, the contracting parties may renew it for a period of time similar to the one originally agreed upon through written notices delivered at least 30 days before the end of the lease, notwithstanding the right to renewal stipulated on Article xxxx of the Commercial Code.
Additional clauses: On a monthly basis, Tenant shall submit proof of payment for both the utilities and the administration fee. Failure to pay utilities on a timely basis shall give reason to request the repossession of the property.
