Hi everyone!

I am having A LOT of trouble translating this paragraph. I am not an accountant or lawyer so I am not really sure about the exact terms I should use here:

"El proceso comienza cuando un inversor transfiere fondos a un fideicomiso, por los que recibe a cambio, los denominados certificados de participación, títulos de deuda garantizados con el patrimonio fideicomitido o títulos mixtos, según el tipo de fideicomiso. Los fondos transferidos se integran como parte del patrimonio fideicomitido. Por otra parte, debe existir un Fiduciario, es decir, titular en carácter de propiedad fiduciaria de este patrimonio, por sí o a través de un administrador designado que ejecute el plan de negocios y, por lo tanto, invierta los fondos recibidos en el mercado inmobiliario y distribuya posteriormente, en los términos acordados, los beneficios obtenidos."

This is my very...very poor attempt:

The process begins when an investor transfers funds to a trust, from which in exchange receives the denominated “trust participation certificate”, which are debt securities guaranteed with trust property or mixed securities, according to the type of Trust. The transferred funds are incorporated as part of the Trust property. On the other hand, there must be a Trustee, in other words, a bearer…………………,the owner or a designated administrator that will execute the business plan, and therefore , invest the fund received in the real estate market and subsequently distribute the obtained benefits within the agreed terms.

Please if anyone could help me with this sentence or other terms that not might be appropiate for this context I would be really really THANKFUL!
