Context please! As I originally requested, (a summary of) the content of the "Hinterland" paragraph/sentence (the term presumably doesn't appear on its own) should enable this to be clarified immediately. Without this we are only engaging in theoretical discussions.

Bei der Immobilienbewertung ist es manchmal sinnvoll, zwischen Vorder- und Hinterland zu unterscheiden. Als Hinterland bezeichnet man bei sehr tiefen Grundstücken den hinteren Grundstücksteil, der eine weitere bauliche Nutzung nicht zulässt und lediglich als Gartenland genutzt und bewertet werden kann. Es ist darauf zu achten, dass bei einer Aufteilung nach Vorder- und Hinterland keine zusätzliche GFZ- Anpassung für die gesamte Grundstücksfläche erfolgen darf, da man so die Übertiefe bzw. Übergröße des Grundstücks doppelt bestrafen würde.

Back Lot (as opposed to Frontage) Back lots may be subject special zoning requirements as to size, setback, lot width, depth, etc.
The back lot area is usually excluded from the (gross) buildable area as its use is generally restricted. However, for valuation purposes, its value is included in the overall gross land value.

back-country

It would be helpful if you gave the context or sentence. As to the term Hinterland it usually refers to back-country, meaning a more remote area which is not heavily populated and (often) with natural resources intact

Vorland really requires context/sentence or even paragraph (it could mean flood zone, depending upon context)

surroundings

This is not a word that would normally be found in a valuation report - except perhaps when referring to (e.g.) the retail catchment area of a city.
Depending on what is in the section concerned (does it refer to other developments nearby? local amenities/facilities?) this could fit.
Alternatively, could it be just a mistranslation/misunderstanding for the land at the rear of the building? In which case I would look for e.g. parking spaces, external facilities etc.

odd you should say that. Based on my almost 40 years of compiling and later translating valuation reports, I would say "surroundings" is one of the most frequent terms used.
