Source text - Chinese 6.乙方应于甲方发出该商品房交付使用通知书之日起十四天内,按甲方指定的地点及方式付清楼价余款(若有)、滞纳金(若有)及其他乙方在该合同及本协议下应缴的款项,并接受甲方移交锁匙;否则甲方将有权根据本协议第5条收取滞纳金及/或违约金并安排处理该商品房,乙方不得对此提出任何异议。乙方并须向甲方负责因乙方逾期收搂而引致的任何损失及费用。收楼前如该商品房有未妥善之处,乙方不得藉此拒绝收楼。
Translation - Japanese 6.乙は、甲が当分譲住宅を使用に供することを通知した日から14日以内に、甲の指定する場所および方法で不動産代金の残金(ある場合)、延滞金(ある場合、)およびその他の当契約および取決めにより乙が支払うべき金を清算し、かつ甲が引き渡す鍵を受け取らなければならない。そうでない場合、甲は本取決め第5条にもとづき延滞金および/あるいは違約金を徴収し、かつ当分譲住宅の処理手続きをする権利を有す。乙はこれに対しいかなる異議を申し立てることもできない。乙は、甲に対して期限を過ぎて不動産の引き渡しを受けたことによるすべての損失および費用の責任を負わなければならない。不動産引き渡し前に当分譲住宅に欠陥がある場合、乙はこれにより不動産の引き渡しを拒否してはならない。

Source text - Chinese 第二十二条、应收和预付款项应当按照不同货币分别设账登记。
企业计提坏账准备,可于年度终了按照应收账款、应收票据等应收款项或者放款的年末余额,计提不超过3%的坏账准备。
坏账准备应当单独核算,并在资产负债表中作为应收款项或者放款项目的减项单独反映。年末应当计提的坏账准备数额如果高于已提坏账准备的账面余额,可以按其差额补提足额;如果低于已提坏账准备的账面余额,应当按其差额相应调减坏账准备的账面余额。
企业的坏账损失,应当计入管理费用。对于计提坏账准备的企业,实际发生的坏账应当与坏账准备先行冲抵。已经确认的坏账,以后如果收回,应当相应调增坏账准备或者冲减管理费用。
对于坏账的确认,按照国家有关规定办理。
第二十三条、存货应当按照实际成本登记入账。
购入的存货,以买价加运输、装卸、保险等费用、运输途中的合理损耗、入库前的挑选整理费用和应缴纳的税金作为实际成本;商业和服务企业购入的商品以买价和应缴纳的税金作为实际成本。
