"Auf Antrag kann ohne weitere Nachweise vollstreckbare Ausfertigung erteilt werden, dem Verkäufer jedoch erst nach Fälligkeitsmitteilung und gem. deren Inhalt, dem Käufer zur Besitzverschaffung gegen Nachweis der Kaufpreiszahlung."

I can't make head nor tail of this sentence. It would make far more sense to me with the word "eine" before the "vollstreckbare Ausfertigung", but there are no other grammar mistakes in this text, so I'm wondering if I'm just being blind here.

The sentence appears in a land sale contract, and it's the second time this particular expression occurs. The first sentence in which it occurred was "Der Käufer unterwirft sich – mehrere als Gesamtschuldner - wegen der in dieser Urkunde eingegangenen Verpflichtung zur Zahlung des Kaufpreises samt Verzugszinsen gem. § 288 Abs. 1 BGB hieraus ab dem Datum der Erteilung der vollstreckbaren Ausfertigung der Zwangsvollstreckung aus dieser Urkunde."

My translation (so far) of this first occurrence is: "The buyer - more than one buyer being regarded as joint debtors - hereby commits himself, on account of the obligations into which he has entered in this contract, to pay the purchase price plus any interest on arrears in accordance with §288, paragraph 1 German Civil Code, from the date on which the executable copy of the legal enforcement from this document was issued."

However, I'm not sure if "executable copy" is correct, and would appreciate the opinions of any experts in this field. Also help with understanding the basic gist of the sentence at the top here would be appreciated (I'm doing this translation for the friend of a friend, so it's not my normal specialist field!)

For 'a friend of a friend'? in the UK that is euphemistic for a girl- or boyfriend.

Anyway, a knowledge of UK vs. DE conveyancing and civil litigation might come in useful.

Urkunde _ likely to be the notarial deed of sale vs. purchase deed in the UK which denotes a sale of *unregistered* land.
